Mortgage Loan Terms and Conditions

  • Mortgage loans are provided to private individuals over 21 years of age;
  • Maximum loan duration – 25 years;
  • Mortgage loans of up to 80 % of the value of the mortgaged property are available;
  • Loans are extended in Litas or Euro.
Interest

Loan interest rates are determined on an individual basis. The interest rate consists of the bank's interest margin and the inter-bank floating (variable) or fixed interest rate.

You can choose a variable rate or a fixed rate loan:
  • If you choose a variable interest rate, it will change every 3 or 6 months throughout the term of the loan agreement depending on changes to the selected inter-bank interest rate – VILIBOR (litas-denominated loans) or EURIBOR (euro-denominated loans). Loans denominated in euro are subject to 3- and 6-month interest repricing and loans demoninated in litas – to 3 month interest repricing.
  • If you choose a fixed interest rate,determined for euro-denominated loans for a 5-year, term you are guaranteed that your monthly payments will not increase during the selected period.
Loan repayment
You can repay a loan by the:
  • Linear method – the loan is repaid in equal parts and interest is calculated on the remaining loan balance, thus repayments to the bank gradually decrease each month.
  • Annuity method – equal amounts are repaid each month consisting of loan repayments and monthly interest.
Property Evaluation

The property being mortgaged must be evaluated by a property assessor acceptable to the Bank.

If you're purchasing a home from a builder and the purchase price matches the price evaluated by the bank's property assessor, you're not required to present the property evaluation to the bank, saving you time and money.

Property insurance
  • At your request we may insure mortgaged property with If P&C Insurance AS Lithuania branch according to the conditions of the insurance agreement. The premium rate applied to you will be 0.07 % of the insurance coverage; liability insurance – LTL 5,000 with no additional fees.
  • You can get property insurance at any property insurance company acceptable to the Bank:

Life insurance
  • Clients, who are over the age of 45, must have life insurance for the term of the loan for an amount no less than the outstanding amount of the loan.
  • The Bank is irrevocably named as the beneficiary.
  • You can insure your life with Mandatum Life Insurance Baltic SE Lithuania Branch or with another insurance company acceptable to the Bank.

The documents necessary when applying for a loan
General documents:
  • An application to obtain a loan;
  • Personally signed passports, Personal Identification Cards or Driving Licences of the client and his/her spouse, issued in the Republic of Lithuania;
  • Documents supporting the client's income: a detailed statement issued by the client's employer concerning income, tax returns, if such income must be declared according to the law, and other documents supporting income (submitted only if the information about income is not provided in the database of the Social Insurance Fund);
  • A property valuation report presented by a property assessor acceptable to the bank (see 'Property Evaluation').
If you ask for a loan for housing construction, reconstruction, or renovation, you need to additionally present:
  • Documents confirming ownership of the land lot or the right to a long-term lease (if a house is being built/reconstructed);
  • A construction or reconstruction permit;
  • Work and material estimates.
